Sales

1) EPCs are required as part of a Home Information Pack (HIP) for ALL sales of residential properties.

 

Lettings

2) EPCs will also be required for ALL rented properties with new tenants from 1 October 2008.  If you are a landlord, call eCO2logical now!  We advise that you act now to avoid the penalty of £200, plus the cost of obtaining an EPC.

What is the point of an EPC?

1) An EPC will tell you the current energy efficiency of your property and it will include recommendations on how to improve the energy efficiency of your home.  These recommendations are advisory only—and not compulsory.  Additionally, it will also give you the potential energy efficiency rating of your home if the recommendations for improvements are carried out. 

 

2) In the current energy market, where energy prices are shooting through the roof, it is a good idea to be  informed about the energy efficiency of our homes.  By making the necessary improvements, we can lower our energy consumption and reduce our fuel bills, whilst reducing CO2 emissions and helping the environment.     

 

3) The EPC informs the potential buyer of the property what improvements they can make to their new home.  The potential tenant will also have an idea of the energy cost of their new home.

 

4) It is now a legal requirement, and penalties apply if you do not comply with the law.
